Key takeaways
- LSA charges per call or message. One Google Verified badge replaced Google Guaranteed, and the money-back guarantee ended.
- LSA is moving into Google Ads as Performance Max with pay-per-lead goals. Plumbing is named in the first phase, but plumbers without a storefront move in a later wave.
- Judge LSA on cost per booked service call: charged leads, minus work you do not do, minus calls you missed.
- Switch off job types you do not run, and answer every lead fast at every hour you list.
Local Services Ads put a plumbing company above the regular search results with a Google Verified badge, your rating and a call button, and charge for each lead rather than each click. LSA is also moving into Google Ads, on a timeline that depends on your setup. Whether LSA pays comes down to how many charged leads become booked service calls.
How LSA works
LSA works on leads, not clicks. A homeowner taps Call or Message on your listing, and that contact is the lead Google bills, inside the weekly budget you set (how leads work). A lot of what plumbers have read about LSA is out of date, because three things changed:
- The badge. In October 2025 Google folded Google Guaranteed, Google Screened and License Verified by Google into a single "Google Verified" badge, and the Guaranteed money-back program ended with them. A vendor still selling you on that guarantee is working from old information.
- Credits. Google now reviews leads automatically and does not charge for ones it judges invalid (lead credits). What it no longer credits matters to a plumber: a call for a job type you left switched on, or from an area you included by accident, is yours to pay for.
- The account. Google is shifting LSA into Google Ads, where it runs as Performance Max with pay-per-lead goals. Phase one started in August 2026 for selected home and storefront service categories, plumbing included (Google's transition notice). Service-area businesses without storefronts, the setup many plumbers use, are slated for a later wave, so check your own account for its timing. Leads are still calls and messages, the ads still show on Search and Maps, and budgets and lead replies move into Google Ads, without manual bidding. Name and address changes are made on your Business Profile.
How Local Services Ads work
- Check eligibility It depends on your category and area
- Pass verification Then the Google Verified badge shows
- Show on Search and Maps At the top of local results
- A customer calls or messages You pay per lead, not per click
- Answer and mark the lead Invalid leads are not charged
Is it worth it for plumbing companies?
LSA is worth it when your cost per booked service call beats your other paid channels and someone answers every lead. The badge carries weight in a trade where the customer is about to let a stranger into the house. The cost per lead on its own tells you very little.
Take a month with invented round numbers, purely to show the arithmetic. In that month the account charges for 50 leads. Five more are credited automatically as spam. Of the 50 charged, eight are not work you do: a water softener sales question, a tenant who needs the landlord's plumber, a job type you forgot to switch off. That leaves 42 real customers. Seven calls were missed or went to a faster plumber, so 35 were reached and 30 were booked.
Your real cost is the month's charged spend divided by 30, not by 50. Then look at what those 30 were. If most are small drain calls and only a handful are water heater replacements, compare revenue per booked call against your search ads, not just cost. If the eight unworkable leads make up most of the gap, fix the settings before you cut the budget. If the seven missed calls do, fix answering first.
Mind the season. In a hard freeze LSA keeps charging after every tech is already out on a burst pipe. Lower the budget or the hours on days you cannot take more work.
Setup and eligibility
- Check eligibility for your area. Plumbing is an established LSA category, but availability still depends on category and location. Confirm it on Google's requirements page (LSA requirements) before you plan around it.
- Prepare for verification. Have your business registration, plumbing license, insurance details and the names of the owner and techs ready. Google's checks can include license, insurance and background checks, depending on your category and area.
- Choose job types deliberately. Switch on the plumbing work you want and switch off what you do not do, such as septic, gas lines or well pumps.
- Draw the service area by drive time. Include only the areas a van can reach within the window you promise.
- Set hours you can answer. If nobody picks up overnight, do not list overnight hours.
- Link your Business Profile. Your Google reviews carry into the listing, so the profile has to be verified and accurate.
- Get ready for Google Ads. Make sure your business has its own Google Ads account with billing in your name, so the move does not leave the account with a vendor.
Ranking factors you control
The factors you control most are how fast you answer and how true your settings are.
- Answer every lead. Route LSA calls to a line that is answered live at every hour you list. A missed call during those hours can still be charged (how leads work), and the caller simply rings the next plumber.
- Reply to messages within minutes. A message lead left until morning is usually a job lost to the next plumber.
- Keep reviews coming. Ask after every invoice, by text, while the customer still has hot water and a dry floor.
- Keep hours and job types accurate. Wrong settings send you leads you cannot run.
- Mark every lead. Record booked or not in the account, so you can see which job types and areas produce real work.
When leads go wrong anyway, the LSA bad leads guide for plumbing companies shows how to trace and cut them.
