Key takeaways
- Check eligibility first: Local Services Ads are open by category and location, not to every pressure washing company everywhere.
- One Google Verified badge replaced Google Guaranteed and Google Screened in October 2025, and the money-back guarantee ended.
- Local Services Ads are moving into Google Ads as Performance Max with pay-per-lead goals; service-area businesses without a storefront move in a later phase.
- Judge them on cost per booked job. Leads for work or areas you do not serve are no longer credited.
Local Services Ads put a pressure washing company at the top of Google with a Google Verified badge and charge per lead, a call or message, rather than per click. Whether you can run them depends on your category and area. Where you can, they are worth it only if enough of those paid leads turn into booked house washes, roofs and driveways.
How LSA works
A homeowner searches for the work, sees a short list of businesses with badges, ratings and hours, and calls or messages one. That contact is the lead, and the lead is what you pay for (how leads work). You set a weekly budget, the job types you take and the areas you cover.
Much of what you read about these ads is out of date, because two things changed.
The badge is now one badge. On October 20, 2025, Google Verified replaced Google Guaranteed, Google Screened and License Verified by Google. The money-back guarantee ended at the same time. If a sales pitch tells you Google will refund an unhappy customer, it is describing a program that has ended.
The ads are moving into Google Ads. Local Services Ads are becoming Performance Max campaigns with pay-per-lead goals (Google's transition notes). The first phase started in August 2026 with select home and storefront service categories. Service-area businesses without storefronts, which describes most pressure washing companies, are in a later expansion planned for late 2026, with remaining categories in 2027. You will still pay per call or message and still appear on Search and Maps. Budgets, management and lead replies move into Google Ads, manual bidding goes away, and name and address changes happen on your Business Profile.

Is it worth it for pressure washing companies
It is worth it when the badge reaches homeowners ready to book and your phone setup turns their calls into scheduled jobs. Pressure washing has a lead-quality problem the badge cannot solve: the word that names your service also names a machine. Some of the people who call want to rent one, fix one or ask which one to buy.
That is why cost per lead is the wrong number. The right one is the month's charge divided by the jobs you booked from it.
Example only. Say Local Services Ads send you 20 leads in a month. Google's checks find 2 are spam and do not charge for them. Of the 18 you pay for, 5 are equipment questions or a single stoop below your minimum, 3 are outside the areas you would drive to, and 10 are real homeowners. You quote all 10 the same day and book 6: four house washes, one roof and one driveway. Your real cost is the month's charge divided by 6. If those six were mostly house washes that rebook next spring, the math looks better still.
Three things move that number in your favor:
- Answering live in season. A Saturday call in April that goes to voicemail is paid for and often lost.
- Quoting fast. A price range on the first call, from the address and a few photos, books more than a promise to come look.
- Selling the bundle. A driveway lead that becomes house wash plus driveway changes the economics of every lead.
Setup and eligibility
- Check eligibility before anything else. Local Services Ads are open by category and location, so look up your category and area on Google's requirements page (requirements). Do not plan a season around them until you know they are open to you.
- Prepare for the checks. Expect business and insurance checks and, depending on category and location, license and background checks for owners and techs.
- Match your Business Profile. Use the same name as your profile, your trailer and your registration documents.
- Choose job types deliberately. Keep house washing, roof soft washing and concrete cleaning on. Turn off anything you do not do, such as vehicle washing or interior cleaning, if your category lists it.
- Draw the map around your routes. List the areas where you already wash, plus their neighbors, not the whole region.
- Set hours to when someone answers, and a weekly budget you can hold through the spring peak.
- Own the Google Ads account. Before the move reaches you, make sure the account is in your company's name with you as an administrator.
Ranking factors you control
Google decides the order from several signals, and most are in your hands:
| Factor | What to do in pressure washing season |
|---|---|
| Responsiveness | Forward calls to whoever is not on a ladder, and reply to messages within minutes |
| Reviews | Ask after every job, so your newest review is from this month, not last summer |
| Hours | Show only the hours your phone is covered, not crew hours |
| Job types and areas | Keep them tight, since leads for work or areas you do not serve are no longer credited (lead credits) |
| Budget | Size it to last the week in April, so you do not vanish by Wednesday |
Proximity also matters, and you cannot change it. That is one more reason to list the areas around your routes rather than far-off towns.
If leads are already arriving and too many are junk, read cutting junk leads from Local Services Ads. For campaigns you control keyword by keyword, see Google Ads for pressure washing companies.
